Before buying the land or approving the investment, it is possible to know how much fits on it, what preparing the ground will cost and what local legislation permits. A site development study answers those three questions with numbers, not with an agent's estimate.

What the study answers

Two plots of the same size and the same asking price can differ by millions in development cost. The difference shows up in the earthworks, the water table, the zoning restrictions and the road access — and it only shows up before the purchase if somebody goes and looks.

Site layout: where the building sits on the plot

The position of the building determines truck flow, turning radius at the dock, façade solar exposure and how much earth you will move. A warehouse rotated ninety degrees can save months of earthworks — or make articulated-lorry manoeuvring impossible. We study layout alternatives with the client's operational plan on the table, because they are the ones who know how the operation works.

Design coordination before the first excavation

Architecture, structure, electrical, hydraulic, fire and HVAC drawn separately always end up clashing — and the clash gets discovered on site, with the crew standing still. Coordination overlays every discipline and resolves the conflict on paper, where the mistake costs a drawing revision instead of a lost week and a contract variation.

Frequently asked questions

Is it worth doing the study before buying the land?

That is precisely the right moment. The study costs a fraction of the land value and is what reveals whether that price per square metre is genuinely good or hides a development cost that cancels the saving. We have delivered studies whose conclusion was do not buy — and that is a valid deliverable too.

How long does a site development study take?

The timeline depends on the soil investigation and the topographic survey, which are field services with their own scheduling. Zoning analysis and massing study run in parallel. We set the timeline in the proposal, once we know the site and the documentation available.

Do I need the architectural design finished first?

No. We work from the brief — how many square metres of storage, how many docks, what kind of operation. The site development study normally comes before the architecture and is what gives it the real limits of the plot.

Do you carry out the soil investigation and the survey?

We procure and coordinate those services within the scope, with firms we trust, and receive the reports in the client's name. If you already have current soil and topographic data, we use it and the scope shrinks.
