Building inspection to NBR 16747
A building inspection is the systematic assessment of the condition of a property — structure, services, envelope and safety systems — with anomalies classified by degree of risk. The output is not a list of defects: it is a priority matrix stating what must be resolved now, what goes into next year's budget and what can wait. For property managers and asset owners, it is the document that turns maintenance into a plan with numbers attached.
Testing: measuring instead of opining
A report without testing is an opinion on letterhead. Depending on the case we apply rebound hammer testing and core extraction to assess concrete strength, cover meter surveys to locate reinforcement and cover, thermography and water tightness testing to trace ingress, and load testing when the question is structural capacity. Each test enters the report with its standard and its numerical result.

Frequently asked questions
What is the difference between a report, an opinion and a forensic assessment?
A report describes and concludes on an observed fact, based on inspection and testing. An opinion is a reasoned technical view on a specific question. A forensic assessment is an investigation produced to inform a contractual or judicial dispute, with formal rigour and a reproducible method. We issue all three; which one you need depends on what you will do with the document.
Is the crack in my wall a structural problem?
Not every crack is structural, and not every hairline crack is harmless. What distinguishes them is geometry, direction, location and above all whether movement has stabilised or is still progressing. That is why the investigation includes crack gauge monitoring when there is doubt about movement.
What is a neighbour survey and when should it be done?
It is the record of the condition of adjacent properties before works involving excavation, piling, demolition or dewatering begin. Done beforehand, it protects the builder from being held liable for damage that already existed. Done after the damage, it protects nobody — it is a document whose value depends entirely on its date.
Do you carry out the repairs the report recommends?
We can, but we leave the choice with the client and say so when we hand over the report. Where the report will be used in litigation, many clients prefer to separate who diagnoses from who repairs, and that is a legitimate concern.
