Preventive, corrective and predictive
Corrective means acting after failure — always the most expensive, because it includes the resulting damage and the urgency premium. Preventive means intervening at a scheduled interval, before failure. Predictive means monitoring behaviour and acting when the indicator moves, not when the calendar says so. A well-built plan uses all three: predictive on what is critical and measurable, preventive on what has known degradation, corrective only on what is cheap to let fail.
Maintenance plan to NBR 5674
The Brazilian standard establishes that every building must have a maintenance system with records, intervals and a named responsible party. In practice, it is the document that protects the building manager: it sets out what was done, when and by whom, and it is what sustains the warranty on building systems before the developer and the insurer. We build the plan from the initial inspection and operate within it.

Frequently asked questions
How often does a façade need maintenance?
It depends on the cladding system, the age and the aggressiveness of the environment — a façade in a coastal or heavily polluted area degrades faster. Periodic inspection is what sets the interval, and it is far cheaper than bringing repair forward unnecessarily or discovering it too late.
Can maintenance be done with the building occupied?
That is the normal scenario for our work. Noisy activities are scheduled into agreed windows, rope access avoids erecting scaffolding across circulation areas, and work fronts are isolated so as not to interfere with occupants' routines.
Do you work on a monthly contract or per job?
Both. A monthly contract makes sense where there is recurring volume and the client wants predictable cost and a guaranteed response time. One-off work suits discrete interventions such as a façade repair.
Will maintenance solve water ingress that keeps coming back?
Only if the cause is identified first. Recurring ingress almost always means the source was never investigated and what got treated was the point where the water appeared — which is usually a long way from where it got in. In those cases we start with diagnosis, not repair.
