What the management covers
Most property problems come not from a lack of services but from a lack of coordination between them — each contractor minding its own piece, with nobody watching the whole or the statutory calendar.
- Maintenance plan with intervals per system and a named responsible party
- Expiry tracking for the fire certificate, statutory reports and certifications
- Lightning protection, earthing and electrical inspection reports
- Water tanks: cleaning, potability and water tightness
- Pumps, pressurisation, generator and fire suppression systems
- Coordination and oversight of lift, HVAC and other service contracts
- Building fabric maintenance of common areas, façade and roof
- Technical preparation for owners' meetings and support in tendering
Where the manager's risk lies
The building manager is personally answerable for the upkeep of the property. An expired report, a lapsed fire certificate or maintenance without records stop being an administrative detail on the day of an incident or an accident. The management we provide exists as much to preserve the asset as to produce the documentary evidence that it was preserved.
Budget predictability
Maintenance that only reacts to emergencies blows the budget and triggers extraordinary levies — which is where a manager's political wear begins. With a plan and a history, the annual forecast stops being guesswork: you can tell the owners what will be spent, when, and what happens if a given item is deferred.
What you receive
- Initial assessment of the building and of outstanding obligations
- Annual maintenance calendar and statutory expiry schedule
- Monthly report in plain language, with photographs
- Advance alerts for reports or licences approaching expiry
- Organised technical records, transferable to the next manager
Frequently asked questions
Does this replace the caretaker and the managing agent?
No. The managing agent handles the financial and administrative side; the caretaker handles the daily routine. We handle the technical side: what to maintain, when, to which standard, and oversight of whoever executes it. The three roles coexist, and it is precisely the absence of the third that usually proves expensive.
Does it suit residential buildings?
It does, particularly high-end developments with many building systems and complex leisure facilities. The volume of technical obligations in those cases is close to that of a corporate building.
What happens when the building manager changes?
That is one of the main gains. All technical records stay organised and documented, so a change of management does not start from zero or lose warranty history — the classic problem when everything lived in one person's head.
Do you execute the work or only coordinate it?
We execute the building fabric maintenance and coordinate the specialist contracts such as lifts and HVAC. In tendering, we present the proposals with a comparative technical analysis — and the owners decide.
